This year, I had the privilege of helping 39 families buy and sell homes across Snohomish and King County. From first-time buyers to investors, relocations, and new construction, every transaction came with its own story. What We Saw in the 2025 Market
From a market perspective, 2025 marked a clear shift.
After years of post-pandemic intensity, our local market continued moving toward a more balanced, rate-sensitive environment. Buyers finally regained options and negotiating flexibility, while sellers benefited from a market that remained resilient.
Despite higher interest rates, prices held relatively steady. Inventory levels increased, but stayed well below what would signal a true buyer’s market.
The Rise of Hyper-Local Real Estate
One of the biggest takeaways from this year is just how hyper-local real estate has become.
Even within the last 30 days, I’ve seen some homes sell quickly with strong demand, while others struggled just streets away. In 2025, pricing, preparation, and strategy mattered more than ever. The margin for error shrank, and the right approach made a real difference.
Looking Ahead to 2026
Looking ahead to 2026, I’m optimistic.
Interest rates have begun to ease, and historically our local market sees much of its activity in the first half of the year. As always, the best decisions come from understanding your specific property and goals—not just following headlines.
